特区简介- Introduction

2021年指定SEZ(国家经济特区) ,秉承环保理念,是零径流、无污染的绿色发展园区;拥有零污染设计、海水净化系统,适合环保型重工业。

Designated as an SEZ (National Special Economic Zone) in 2021, adhering to environmental protection principles, it is a green development park with zero runoff and no pollution; featuring zero-pollution design and seawater purification systems, suitable for environmentally-friendly heavy industries.

半径200km覆盖1.2 亿人口本地市场 。泗水(Surabaya),印尼第二大城市,位于东爪哇。据估计泗水的华人约15万左右,占总人口的5%。

The local market within a 200 km radius covers 120 million people. Surabaya, Indonesia’s second-largest city, is located in East Java. The Chinese community in Surabaya is estimated at around 150,000, accounting for about 5% of the total population.

免税政策 - Tax Incentives

设备进口零关税,投资超4.6 亿人民币免税期长达 10-25 年;

所得税前 5-10 年全免,后续两年再享 50% 减税。 

Zero import duties on equipment; for investments exceeding RMB 460 million, the tax exemption period lasts 10–25 years; full income tax exemption for the first 5–10 years, followed by a 50% reduction for the subsequent two years.

土地价格 - Land Price

售价约100$/㎡,国有土地,无产权证,使用权70余年。

Priced at approximately $100/㎡, state-owned land, no property certificate, with land use rights of over 70 years.

企业类型 - Enterprise Type

20家企业入驻,美国自由港冶炼、瑞士Colijn、马来合力集团,海亮新能源、金象赛瑞化肥等。

A total of 20 enterprises have settled in, including Freeport-McMoRan (USA), Colijn (Switzerland), Malaysia Helil Group, Hailiang New Energy, Jinxiang Saier Fertilizer, and others.

工程条件 - Infrastructure

由鱼塘填成,部分地块尚未填完。承载力较差,地坪需要5年的时间才能完成沉降;

桩长常大于40m,造成成本上浮;

本地劳务、建材资源较为丰富,该部分成本相对较低。

Formed by filling fish ponds, with some plots still incomplete. The site has poor bearing capacity, requiring 5 years for ground settlement; piles often exceed 40 m in length, increasing costs; local labor and construction materials are relatively abundant, making this portion of the cost relatively low.
